Do garden studios need planning permission?

Usually not, but there are exceptions. In this guide, we’ll cover planning applications — who needs one, how it works, and how we can help.

What is planning permission, and do you need it?

Planning permission is your council’s approval to build or make major changes to your property. It checks that the project fits local rules and doesn’t affect your neighbours.

If you live in a house, most garden studios fall under permitted development, so you don’t need to apply, as long as the studio meets all of these conditions:

  • Used with the house (e.g. office, gym), not as a separate home
  • In the back garden, not the front
  • No more than 2.5m high if within 2m of a boundary
  • Covers less than half of your garden
  • Your home isn’t a flat or a listed building, and isn’t in a conservation area

If any of these don’t apply (say you’re in a conservation area, or you want a taller studio), you’ll need to apply.

What’s the process and fee?

Fees and timing vary by council. Here’s how it works:

1. Prepare and submit (1–2 weeks)

Site and elevation drawings of your design, submitted online.

2. Council review (6–8 weeks)

The council asks your neighbours for comments and may ask you for more, such as a tree survey.

3. Decision notice

The council sends you its decision in writing.

Is 2.5m tall enough?

For most clients, yes. Large windows and skylights make a 2.5m studio feel open and bright.

No planning application needed

Our most popular garden studio stays within permitted development.

Taller, with planning approval

If you want a higher ceiling, or need permission anyway (e.g. in a conservation area), you can go taller, like our 3.1m V-shaped studio in a conservation area.

Want to feel the height first? We can arrange a visit to one of our studios.

Can you apply yourself?

Yes, but the drawings must meet council standards, and incomplete or incorrect applications are often delayed or refused. Many homeowners get professional help to save time and improve their chances.

Can we help?

Yes. We manage planning applications for garden studios across London, from drawings to submission.
